Stacked Living on a Sloped Urban Site: Reinforced Concrete Housing Design in Seoul’s Seochon District

A single-family house in Seoul’s Jongno-gu district demonstrates how reinforced concrete construction can solve the challenges of building on a constrained urban hillside. The project, completed in early 2022, sits on a 103.5-square-meter site at the end of a mountain ridge west of Gyeongbokgung Palace. The design by SML (Seungmo Lim) responds to a tight site area, a building-to-land ratio of 134 percent, and a client request for floors that function independently. The resulting structure stacks three distinct living levels over a reinforced concrete frame, with each floor oriented toward a different view of the surrounding mountains.

Site Conditions in a Historic Urban District

Seochon, the neighborhood west of Gyeongbokgung Palace, contains a dense fabric of small-scale residential buildings, narrow streets, and retail spaces. Cafes and restaurants line the streets near Gyeongbokgung Station, but the area around Ogindan Dandan sits quieter because the site lies somewhat far from the main boulevard. The house occupies the last building plot in a village that formed along the slope all the way to the bottom of the mountain. From three sides of the site, excluding the west, the house reads as the beginning point of the hilltop settlement.

The topography presents several constraints that shaped the design from the first sketch. The relatively gentle slope from the south curves as it meets the land and rises toward the top of the hill. A retaining wall separates the site from the road on the east side. The distance to the neighboring house on the north side measures only 8 meters, requiring careful window placement to preserve privacy for both properties. These dimensional realities meant that the house could not be a simple box set on flat ground. The landscape surrounding the site and the environmental characteristics around the building had an integral influence on the appearance of the house and the planning of each interior space.

Views as a Design Driver

The position at the top of the slope yields two specific visual assets. Namsan Mountain appears in the distance to the south. Bukaksan Mountain and Cheong Wa Dae, the Korean presidential office, are visible simultaneously to the north. These views operate at different distances and orientations, meaning a room facing south gets a completely different visual experience from a room facing north. The design captures both, orienting the main living spaces and balconies to frame specific sightlines rather than providing generic perimeter windows at regular intervals.

Reinforced Concrete Construction for Compact Urban Sites

The structural choice of reinforced concrete responds directly to the site dimensions. With a building footprint of only 61.44 square meters, every square centimeter must serve both structural and spatial functions. RC construction allows the walls to carry loads while simultaneously serving as finished interior surfaces, eliminating the need for furring strips, drywall, and trim that consume precious floor area. The concrete also provides acoustic separation between the independent floors, which matters when the client has requested that each level function as a self-contained living unit.

Floor Area Ratios and Building Scope

The gross floor area of 214.12 square meters significantly exceeds the site area because the building extends across three stories plus the stylobate level. The building scope of 59.36 percent means the footprint occupies just over half of the site, leaving room for the yard and external circulation. The building-to-land ratio of 134.12 percent indicates that total floor area across all levels exceeds the site area by a third, a common figure for dense urban infill housing in Seoul where vertical space substitutes for horizontal spread.

Independent Floors for Multi-Generational Living

The client asked for a house where family members could live independently on each floor. This requirement reflects a common pattern in Korean urban housing: adult children or elderly parents share a building while maintaining separate household routines. Each floor needed its own combination of rooms, kitchen or kitchenette facilities, and access to an external area such as a balcony or patio. The design delivers this through a stacked layout where each floor has a different shape tailored to its specific program and orientation.

The combination of rooms and three external areas forms an independent space on each floor with its own spatial character. The first floor connects to the yard, the second floor opens to a balcony, and the third floor has its own balcony positioned above the yard. Each external area provides private outdoor access without requiring occupants to pass through another household’s space. This arrangement supports the kind of flexible occupancy that urban homes increasingly need, whether for multigenerational families, live-work arrangements, or rental of one floor as a separate dwelling unit.

Stylobate and Stacked Volumes

The shape of the house as a whole forms from a large stylobase and stacked layers. The stylobate, the base platform that lifts the building above the slope, creates a level reference plane on a sloped site. Above this, each floor steps back or shifts in plan relative to the one below, creating the layered appearance visible from the street. The southern facade presents a solid, protective face toward the road, with the yard and balconies located on the opposite side of the building. This inversion means the public-facing side reads as closed and private while the interior-facing side opens generously to the outdoor spaces and distant mountain views.

Balconies, Patios, and Mountain Views

Balconies on the second and third floors sit above the yard, creating a vertical outdoor zone that connects the three levels visually. The initial design specified a large window on each floor oriented toward the patio so that occupants could see from the balcony indoors all the way to Bukaksan Mountain in the distance. This alignment of window, balcony, and mountain view creates a sightline that runs through the entire depth of the house on each floor. The balcony depth, typically 1.2 to 1.5 meters in Korean residential construction, provides enough space for seating or plants while keeping the structural cantilever within reasonable limits for the RC frame.

The yard sits on the opposite side of the building from the road, providing a protected outdoor room shielded from street noise and passersby. On a 103.5-square-meter site, the yard area after subtracting the 61.44-square-meter building footprint leaves roughly 42 square meters for the yard and circulation paths. Every square meter of this outdoor space must serve multiple functions: access route to the entrance, light well for the lower floors, private outdoor amenity, and visual buffer from neighboring buildings.

Design Period and Construction Timeline

The project followed a compressed schedule typical of urban infill housing in Seoul. The design phase ran from June to October 2020, a five-month period that included site analysis, schematic design, design development, and permit documentation. Construction began in February 2021 and completed in January 2022, for an eleven-month build duration. The total project timeline from initial design to occupancy was roughly eighteen months.

This schedule reflects the efficiency of RC construction for this type of project. Once the foundation and retaining wall work addressed the slope condition, the RC frame could rise at a rate of approximately one floor per week for each pour cycle. Finishes, glazing, and MEP (mechanical, electrical, plumbing) installations followed the structural completion in a standard sequence. The compact footprint means shorter runs for plumbing and ductwork, reducing both material costs and installation time relative to a spread-out single-story plan of equivalent total area.

Ogindan Dandan shows that tight urban sites do not force a compromise on spatial quality. The reinforced concrete structure, the layered stacking of distinct floor plans, and the deliberate orientation of balconies toward mountain views all work together to deliver a house where three households can live independently on a lot of slightly more than 100 square meters. The same strategies apply at different scales: use the structural system to maximize usable area on a small footprint, orient external spaces to capture specific views rather than providing generic openings, and design each floor with its own access to private outdoor space so the building can adapt to changing household structures over time.
